A short sale, a homeowner in pre-foreclosure, and a bank-owned property are not the same transaction. The seller, lender, court process, contract, condition, timeline, and available options can be different. None should automatically be described as a bargain.

Albert Vasquez focused heavily on short sales and pre-foreclosure transactions from approximately 2015 through 2018 and previously earned the Certified Distressed Property Expert (CDPE) designation. He also represented buyers purchasing REO properties, although AV Home Experts did not serve as the bank’s REO listing agent.
Distressed-property inventory has been much less common during the past five years, so we evaluate current opportunities case by case instead of relying on an old playbook.

The lender controls approval of a short sale, and only the appropriate licensed advisers should explain legal, tax, bankruptcy, or foreclosure consequences.

An apparent discount may come with property-condition, occupancy, title, lien, financing, inspection, response-time, or repair limitations. We compare relevant sales, review the real estate terms, coordinate inspections and title work, and help the buyer understand which questions still need an expert answer.
We do not promise that a lender will approve an offer, that a property is below market value, that repairs will be made, or that the transaction will close on a particular date.

WHAT IS THE DIFFERENCE BETWEEN A SHORT SALE, PRE-FORECLOSURE, AND REO?
Pre-foreclosure describes a stage before the lender completes foreclosure. A short sale is a proposed sale in which lender approval may be required because the proceeds may not satisfy the debt. REO generally refers to property the lender already owns after foreclosure. The actual documents and current status control.
ARE DISTRESSED PROPERTIES ALWAYS BELOW MARKET VALUE?
No. Price must be compared with location, condition, occupancy, title, repair needs, financing limitations, and recent relevant sales. A lower asking price does not automatically mean a better total purchase.
WHO SHOULD ANSWER LEGAL, TAX, CREDIT, OR FORECLOSURE QUESTIONS?
