What the numbers mean for buyers and sellers

Pembroke Pines is not one housing market. A one-bedroom condo, a townhome near a commuter route and a single-family home west of I-75 can behave very differently, even when all three share the same city name. That is why we do not combine every sale into one average.

From January 1 through September 3, 2026, the median closed price was $680,000 for a single-family home with three or more bedrooms, $439,000 for a townhome and $180,000 for a condo. The median time on market was 28 days for single-family homes, 55 days for townhomes and 70 days for condos. A median is a midpoint, not a deadline or a promise.

SAME-PERIOD PRICE HISTORY: 2021 TO 2026
Condo: $156,500 (769 sales) in 2021; $200,000 (704) in 2022; $220,000 (583) in 2023; $227,000 (435) in 2024; $186,500 (370) in 2025; and $180,000 (387) in 2026.

Townhome: $320,000 (337 sales) in 2021; $399,500 (269) in 2022; $420,000 (219) in 2023; $465,000 (248) in 2024; $450,000 (225) in 2025; and $439,000 (177) in 2026.

Single-family home, three or more bedrooms: $480,000 (857 sales) in 2021; $610,000 (787) in 2022; $624,000 (623) in 2023; $665,000 (600) in 2024; $670,000 (577) in 2025; and $680,000 (584) in 2026.

Single-family prices continued to edge higher in the 2026 year-to-date period, while condo and townhome medians were below their 2025 levels. Bedroom count, ZIP code, age, condition, association finances, amenities, lot and recent comparable sales still decide which properties belong in the same comparison. Citywide data should begin the conversation, not end it.

PRICE REDUCTIONS
In the 2026 closed-sale records, the final list price was below the original list price for 56.8% of condos, 49.2% of townhomes and 39.0% of single-family homes after basic outlier controls. For buyers, offer strength is more than price. For sellers, an unrealistic starting price can weaken the best early exposure and still lead to a reduction later.

CONDOS: LOOK BEYOND THE PURCHASE PRICE
The median reported Pembroke Pines condo association fee in the 2026 year-to-date data was $589 per month after normalizing quarterly fees by three, semiannual fees by six and annual fees by twelve. That is a useful starting point, not a substitute for current association documents. Review the budget, reserves, insurance, meeting minutes, pending or proposed assessments, inspections or recertification information when applicable, rental and pet rules, parking, approval procedures and lender eligibility.

TOWNHOMES: CONFIRM WHAT IS INCLUDED
Two townhomes with similar floor plans can have different ownership structures, insurance responsibilities, reserves, approval rules and monthly charges. Confirm whether the property is legally a townhome or condominium, what the association maintains, what the owner insures and which documents a lender needs.

SINGLE-FAMILY HOMES: COMPARE THE RIGHT PART OF THE CITY
Pembroke Pines stretches from east to west. Citywide figures can hide meaningful differences among ZIP codes and neighborhoods, especially when newer western homes, larger lots, gated communities, waterfront lots or major renovations are compared with older or smaller homes farther east. We narrow comparable sales by ZIP code, location, lot, living area, condition, pool or waterfront features, age, community and sale timing.

The goal is to find expensive questions early enough to do something about them. Depending on the property, review permit history and open or expired permits; roof, plumbing, electrical, air-conditioning and window information; property-specific insurance quotes; flood-zone information; HOA or condo budgets, reserves, assessments, rules and approval timing; financing, appraisal and cash-to-close requirements; and reports from qualified inspectors, contractors, attorneys, title professionals and other specialists.
